Deal pipeline · Commercial Real Estate

Every deal you’re chasing, on one board.

Stages that speak CRE — sourcing, underwriting, LOI, diligence, close — not a generic sales funnel. Every column carries its own weighted value, and moving a card does the follow-through: the underwriting model spins up, the diligence checklist appears, critical dates land on calendars and the forecast recalculates.

The pipeline problem

You close deals fine. Tracking them is the mess.

The deal work lives in email, Excel and a whiteboard — and every Monday the team rebuilds the truth from memory.

The Monday archaeology

Deal status lives in three inboxes and a whiteboard. The pipeline meeting is an hour of asking everyone where things actually stand — and it’s stale by lunch.

The date that slips

DD expirations, financing contingencies, earnest deadlines — tracked in one broker’s Outlook. A single missed date can cost the deal, or the client.

The quarter-end shrug

“What’s closing this quarter?” gets a guess. Commission forecasts live in a side spreadsheet that’s out of date before Friday.

How it works

Stages that speak CRE. Moves that do the work.

A pipeline built around how a commercial deal actually runs — not a sales funnel with “Qualified” and “Negotiation” columns.

1
Start from CRE stages

Boards ship with investment-sales and leasing templates — prospecting, LOI, PSA, due diligence, closing. Rename or add your own; each stage carries its own checklist and date rules.

2
Move the card

Drag a deal forward and the stage does the paperwork: tasks spin up for the deal team, critical dates land on calendars, the buyer’s deal room updates. One gesture, logged on the deal.

3
Read the board, skip the meeting

Value and weighted fees roll up by stage. Deals that sit too long flag themselves. The Monday question is answered before anyone has to ask it.

Run the deal

One card carries the whole deal.

Because the board lives in the same CRM as your properties, owners and comps, a deal card is never a sticky note — it’s the deal file.

The card is the deal file

Property record, buyer and attorney contacts, the LOI, the underwriting snapshot — one click from the card. No hunting through inboxes.

Critical dates that fight back

DD expiration, financing contingency, closing — on the card, on every calendar, with reminders that escalate as the date nears. Silence is never how you find out.

A forecast you’d bet on

Every stage carries a probability. Fee × probability rolls up to a live quarter forecast — splits and co-broker fees included, per agent and shop-wide.

Stuck deals surface themselves

A card that sits 30 days in LOI turns amber and shows up in the weekly digest. Deals die of neglect — not on this board.

Built for deals that fall through Half of pipeline is losing. Mark a deal lost and nothing is deleted — the buyer, the docs, the underwriting stay on the property record. When the building trades again in three years, you start from everything you learned. Lost is data, not a trash can.
FAQ

Fair questions about the pipeline

Something else on your mind? Talk to our team.

Yes. Investment-sales and leasing boards come pre-built, and every stage can be renamed, reordered, added or removed. Checklists and date rules attach per stage, and each team can run its own board.
Whatever the stage is configured to do: spin up its checklist, set critical dates, update the buyer’s deal room, recalculate the forecast. Every move is logged on the deal with who and when — nothing happens silently.
Enter them once when the contract signs — or let day-count rules compute them from the execution date. They show on the card, sync to every deal-team calendar, and remind with escalating urgency as they approach. Nobody finds out about a DD expiration from the other side’s counsel.
Yes — a separate board template runs tour, proposal, LOI, lease-out and execution, with the forecast using your leasing commission schedule instead of a sale fee.
House/agent splits and co-broker fees are set per deal. Each agent sees their own number, principals see the shop’s — same board, same math, no side spreadsheet.
Mark them lost with a reason and they leave the board — but the buyer, docs and underwriting stay on the property record. Lost-deal reasons roll up too, so you learn where deals die.

Run Friday’s pipeline meeting from the board.
